Tenant Representation

Whether it’s a national brand or an emerging concept opening their first store, we get to know our clients to understand who they are and where they want to be. We work to establish what kind of storefront best suits a client as it fits with their business strategy, brand vision and financial goals. Using our market knowledge, demographic analysis, trade area evaluation, connections and canvassing, we find locations that provide value while featuring high visibility, valuable foot traffic and a strong mix of co-tenants. We are involved in every step of the deal-making process, including drafting a letter of intent, preparing materials for real estate committee review and working with attorneys on lease negotiations.

Tenant Services

Market Analysis

We analyze an existing store portfolio and provide recommendations to dispose, acquire or reposition assets. This analysis accompanies the strategic plan for efficient and thoughtful execution. We ensure that any new locations will be on brand and review all considerations.

Strategic Planning

After collecting extensive information from the retailer, we use our internal database of market insights and comparables along with in-depth market knowledge to carefully complete a long-term, customized market plan. This plan is used as the road map for site selection and execution of the store opening program.

Site Mapping, Tour Books, Demographics

Katz uses best-in-class mapping and demographic software to plot existing stores, competition, voids, drive-times, traffic counts and demographics. Our marketing team has been executing across all retail segments for 25 years and is able to curate materials to meet specific client standards.

Site Selection and Market Tours

Once the market strategy is complete, Katz advisors will plan and lead a market tour featuring detailed materials including site plans, aerials and demographics for review with the client on-site. Following the market tour, the client receives a tour summary for internal review.

Transaction Management and Negotiation

Katz advisors have the tools to negotiate a transaction from site selection to deal approval and will stay with the transaction until lease execution. Katz carefully tracks the status of all active transactions and provides custom reports for review with the client on a regular basis.

Real Estate Comittee Packages

We follow specific corporate guidelines to prepare the site presentation materials for the client’s internal real estate review. We act as an extension of our client’s in-house team to render all services needed to help bring the deal to successful fruition.

Advertising and Public Relations

Our communications team works closely with the client and can be an additional resource for local, regional and industry-related outreach. Katz markets clients at national and local conferences, as well as on digital platforms including our website, social media pages and email blasts.

Landlord Representation

Katz & Associates represents over 90 institutional and single-asset owners. Leasing Services


Advisors proactively call on potential tenants. Calls are recorded on leasing update reports and always available to the client for review.

Void Analysis

A void analysis is used to identify retail gaps in a trade area and find the right tenant fit for the property.

Leasing Report

Provided to the client regularly outlining inquiries, working deals, prospects, signed deals and deals that have passed.


Signs will be strategically created and placed at the property to maintain maximum exposure for the listing.


A flyer highlighting pertinent information about the property will be created and distributed to prospective users and brokers.


Listings are featured on the Katz & Associates website as an effective method of sharing property information instantly.

CoStar / LoopNet

Available properties are added to industry standard, Internet-based commercial real estate listing services.

Electronic Marketing

Properties are shared regularly with our wide range of contacts via customized email campaigns and postings on social media.
